I am a private landlord and I rent rooms for students in Duisburg and Mülheim a.d.R.
My tenants are students of University Duisburg-Essen (UDE), Rhein-Waal University of Applied Sciences (HSRW), Hochschule Ruhr West (HRW), language course and college participants (e.g. L.A.N.E.S.), researchers and scientific workers of UDE, young IT specialists.
I speak English and German.
This site will help you find a student room in Duisburg or Mülheim a.d.R. and send a request for it.

All student rooms are located in my 3 multi-apartment houses:

Student rooms are provided in the shared flats (in German: "Wohngemeinschaft", "WG", "WG-Zimmer"). Rooms have various sizes (~11-20 m2). Each shared flat has 2, 3 or 4 student rooms.
All student rooms are fully furnished (bed with mattress, working desk, chair, wardrobe).
Bed linen, blankets, pillows, towels are not provided (due to hygiene reasons).
Each shared flat has a fully equipped shared kitchen with all necessary equipment
(fridge, freezer, cooking panel, oven, dishwasher, wardrobes).
Tableware and utensils are not provided (due to hygiene reasons).
Each shared flat has shared bathroom (tub or shower) and WC.
A washing machine is provided and located either in the kitchen, bathroom or cellar.
Each flat has an established Internet connection and Wi-Fi (details see below).
Smoking is not allowed inside all houses.
All these conditions are quite similar to Studentenwohnheim (student dorms) in Duisburg.
The amount of rent per room (or person) is stated in the ads below, depends on the room size, location and included utilities. Please see room ads for details below.
The standard rent billing period is 1 full month. It is billed from the first day of the month until the last day of the month, included. So, if the tenant needs to move-in later or move-out earlier, the tenant will need to pay the rent for the full month.
The price is stated for a standard fixed rental period of 12 months.
Rentals for a period of less than 12 months are not provided, sorry. Please do not send requests for shorter stays, they will not be considered and answered.
If, after starting the rent, the tenant has to move out earlier when the contract ends, he will be obliged to find a next tenant ("Nachmieter") himself and pay a fee of 250 EUR for earlier cancellation of the contract. The reason is that processing earlier changes requires a lot of unnecessary administrative work.
Earlier cancellation can be agreed only if all 3 prerequisites are fulfilled:
- leaving tenant has found a new tenant (Nachmieter)
- new tenant is approved by the landlord and a new contract is signed
- there will be no time gap between existing and new rentals.
It works in most of the cases, but cannot be guaranteed.
After the first 12-month rental period ends, the contract can be prolonged by mutual agreement. For prolongation is applied standard cancellation notice period of 3 full months.
All cancellation notices are required in written form.
The tenant is provided with an official rental contract in German language.
Normally, 1 room is rented to 1 tenant.
For some bigger rooms (see in offers below) exceptions for 2 people (couples, sisters/brothers, friends) could be discussed, but cannot be guaranteed.
To prepare the rental contract, I will require the following documents (PDF scans are OK):
If a potential tenant is still abroad, the rental contract can be first signed remotely (PDF version with signatures of landlord and tenant is valid). A hardcopy paper version of the same contract will be signed upon your arrival.
The document for city registration (Wohnungsgeberbescheinigung) will be provided to the tenant upon arrival and room handover.
The deposit for each student is a fixed amount of 900 EUR per room.
The total amount of deposit is not negotiable, but deposit can be paid in 2 instalments.
1st part 450 EUR (50% of deposit) needs to be paid before or on the move-in date.
2nd part 450 EUR (rest of the deposit) to be paid on 2nd month of rent.
Deposit is a security for the room conditions. Deposit cannot be "used" as rent payment.
Room conditions on move-in date and move-out date will be thoroughly documented )incl. fotos) in the Room-Handover-Protokol. If on move-out date the room (or furniture) will have some damage or needs renovation, reasonable amounts (working time of Hausmeister + cost of materials) will have to be deducted from the deposit.
After move-out, the amount will be returned to the tenant's account within 4 weeks.
German TV and radio tax ARD (18,36 EUR per month for 1 whole flat) is not included in the rent and tenants need to pay it additionally directly to ARD.

ARD is 1 contract for the whole flat, so tenants share this cost (18,36 EUR / 2,3,4 rooms).
It's the responsibility of the tenants in Germany to regulate the contractual relationship with ARD directly (identify and report the contract number which already valid for shared flat or apply new number). Landlords have no any information or influence on it.
It's strongly not recommended to ignore letters from ARD due to high fees for delayed payments.
Each student shared flat has an established internet connection.
Cost for Internet is not included in the rent and need to be paid by tenant additionally directly to the internet provider. The internet contract for the flat is held by one tenant, so other tenants share the access and costs.
The average Internet contract is 20-40 EUR per month for the whole flat. It depends on the Internet speed, available providers and additional features. So, the usual cost per room is 10-15 EUR per month.
If the tenant needs his "own" Internet line, the tenant can order an Internet contract additionally upon arrival. Keep in mind that internet contract in Germany is binding for 24 months and usually delivered and connected in 1–3 weeks.
Viewing appointment can be done online (video-call) or in presence (preferred).
Please understand that exact viewing dates and times strongly depend on the availability of the current tenant. I do my best to respect timing requirements of both sides, but some flexibility with viewings usually give a better chance to view (and rent) the room.
Please indicate your availability (dates and times) for the viewings in the application form below. After collecting requests, I usually organize appointments in a batch for 5–6 viewings with 15-min-slots.
Please respect time and effort of other people. If you confirmed the viewing time, but will be late or not interested any more or unable to come or view online - It's no problem, please just inform in advance about visit cancellation. We will find a time for next appointment.
