We gladly offer our rooms to:

- medical students doing preparatory course (Deutsch + Fachprüfung)
- students of UNI Duisburg Essen, University Rhein Waal, University Rhein Ruhr and others
- Researchers of University Duisburg Essen
- Auszbis, Praktikanten with long-term (12-months+) paid contracts
- IT-specialists with long-term (12+ months) projects in Duisburg and cities nearby
Our room offer unfortunately is not applicable to
- applicants with short-term stays (less than 12 months)
- families with children
- receivers of the state support (Bürgergeld and alike)
Please ensure that you understand and follow the steps of our rental process:
1. Search for the available rooms on our website. Check important rental conditions (location, rent start, duration, rent amount, deposit, etc) before sending an application
2. If you found the room you like, send an application form (grey button under each ad)
Ensure you provide all the necessary information in your application.
3. We check your application. If your application fits, we offer a video-call to discuss your rental request in detail.
4. We organise a room viewing for you (in person or via video-call)
5. If you are ready to rent the room, you will need to send us the required documents

6. We prepare and send you the rental contract in pdf-form per E-Mail
7. You check and sign the rental contract and send the signed contract to us per E-mail
8. We sign the contract and send to you back
9. within 3 days after signing the contract, a tenant is required to pay 1/2 of the deposit to firmly reserve the room.
10. After the first payment is received, the room will be firmly reserved for the tenant
11. Tenant informs us about your arrival (if abroad), and we plan the room handover
12. We meet on-site in the room, provide you with a paper version of the contract, documents for city registration and do a handover of the room and the keys.
Student rooms are provided in the shared flats (in German: "Wohngemeinschaft", "WG", "WG-Zimmer für Studenten"). WG-Rooms have various sizes (~11-20 m2). Each shared flat has 2, 3 or 4 private student rooms. Each room has its own door lock.
We do not have any single apartments or 1-room-flats, only WG-rooms.
Smaller WG-rooms are rented only to 1 tenant. Some bigger rooms can be offered for 1 person (1 bigger bed 140x200) and for 2 persons (2 smaller beds 90x200).
All WGs / student rooms are fully furnished
Bed linen, blankets, pillows, towels unfortunately can not be provided due to hygiene reasons, but new textile (IKEA) can be offered to new tenants for a reasonable price.
Each shared flat has a shared kitchen fully equipped with all the necessary equipment:

We do not have any rooms with "own" / en-suit bathrooms.
The tenant is provided with an official rental contract for student housing in German language.
To prepare the rental contract, we require the following documents (PDF):
If a potential tenant is still abroad, it is not a problem. In this case, the rental contract can be prepared and signed electronically by the landlord and the tenant (secured PDF version).
A hardcopy of the contract on paper will be provided by the landlord and signed upon arrival of the tenant. Paper contract with original ink signatures will be required for the city registration.
The document from the landlord for the city registration (Wohnungsgeberbescheinigung) will be provided to the tenant upon arrival and room handover.
New tenants should do a city registration within 14 days after arrival / move-in.
The first rental period for all rooms is fixed 12 months.
Rentals for shorter duration are not possible, sorry. Please do not send requests for shorter stays.
After the first 12-month rental period ends, the new rental contract can be signed for the next 12 months by the mutual agreement.
For next/renewed rental is applied a standard cancellation notice period of 3 full months.
We look forward to building a long-term community of tenants, staying in our student accommodations for the whole period of their studies in Germany (usually 2,0 - 3,5 years).
Due to this, premature rental contract terminations are not appreciated because they require a lot of unnecessary work for the tenant and landlord.
If, premature termination is unavoidable and the living tenant wants to move out before the agreed end date of the running contract, the tenant will be obliged:
- to find a next tenant ("Nachmieter") and
- pay an admin fee of 380 EUR (as every unplanned change of tenant requires a minimum of 1 full day of unnecessary admin work for the landlord).
Premature contract termination can be confirmed only if all 3 prerequisites are fulfilled:
- departing tenant has found a new tenant (Nachmieter)
- new tenant is approved by the landlord
- new tenant signed the new contract and paid 1/2 deposit
- there will be no time gap between existing and new rentals.
It works in most of the cases, but cannot be guaranteed.
The deposit is a fixed amount and serves as a security for the conditions of the room and the furniture, as well as for any other outstanding amounts, incl. rent.

The amounts of deposit are not negotiable, sorry.
The 1st deposit instalment must be paid within 3 days after signing the contract and before move-in. The first instalment is considered as a reservation fee until move-in date and is not refundable in case of no-show of the tenant or withdrawal of the tenant from the contract.
Room conditions on move-in and move-out are documented in the room handover protocol. If, on move-out date, the room (or furniture) needs renovation, reasonable amounts (usually covering a work of Hausmeister + cost of materials or new items) will be deducted from the deposit.
Deposit (if applicable, after deducted cost of repair and/or renovations according to the protocol) will be returned to the tenant within 8 weeks after move-out.
The amount of rent per room (or person) depends on the room size, number of people in the room (1 or 2), location and included utilities. Please see "available rooms" for details.
The standard rent billing period is 1 full month.
Rent is paid upfront, until the 3rd working day of each month (e.g. until 03. of March for March).

The Fee for German public TV and Radio "Rundfunkbeitrag" is not included in the rent.
Fees amount is 18,36 EUR per month per flat.
Tenants need to pay the fee directly to city.

This fee is for the whole flat, so tenants share this cost (18,36 EUR / 2,3,4 rooms in the shared flat), meaning the final cost is 3-6 EUR per room per month.
Rundfunkbeitrag cannot be paid or "taken over" by a landlord, as it's paid by each person according to his/her registration address.
Each flat has established internet connection.
The cost for Internet is NOT included in the rent.
Contract for Internet access to has to be paid by tenants directly to the internet provider of their choice.
The Internet contract for each flat is usually held by one tenant (who stays the longest period of time) and other tenants share the access and costs.
The average Internet contract cost is 25-40 EUR per month for the whole flat. The exact amount depends on the Internet speed, available providers and additional features. So, the usual final cost of Internet per room is ca. 8-12 EUR per month.
If the tenant needs his "own" Internet line, the tenant can order an Internet contract additionally upon arrival directly at any provider of his/her choice. Please keep in mind that internet contract in Germany is usually binding for 24 months and usually delivered and connected in 1–3 weeks.
Viewing appointment can be done online (video-call) or in presence (on-site in person, preferred).
Please acknowledge that viewing dates and times strongly depend on the availability of the current tenant. As landlord, I do my best to respect the timing requirements of both sides, but some flexibility with viewings usually gives a better chance to view (and rent) the room.
Please indicate your availability (dates and times) for the viewings in the application form below. After collecting requests, I usually organize appointments in a batch for 5–6 viewings with 15-min-slots.
Please respect the time and effort of other people.
If we agreed the date and time for viewing, please come (or join the video-call) on time.
If, for any reason, you cannot come or join online - please inform in advance, latest 2–3 hours before appointment. In this case, will find a time for the next appointment.
"No show" without any preliminary notification (even with any good reason), will automatically remove your application from any further consideration.
