All the rules are mandatory and listed in the rental contract and attachment.

Repeated breaking of these rules is subject to fines or rental contract cancellation.

Most of my tenants are international students. Therefore, you may be sharing your WG with  students from different countries, cultures, faiths, beliefs, traditions and sexual orientations. 

Respect, embrace and enjoy the diversity.

Any disrespectful behaviour, insult or aggression based on racism or any other perceived differentiation towards other tenants will not be tolerated. If a tenant repeatedly shows unacceptable behaviour, his  rental contract will be terminated with immediate effect.

Regular, on-time, in-full monthly rent payment is an undisputable obligation of the tenant. 

Rent to be paid to the bank account of the landlord for every upcoming month until the 3rd working day of the month. 

Payment delays are subject to fees and penalties. 

Regular rent payment delays or non-payments are subject to contract termination.  After contract termination, open rent debts handed over to the inkasso (debt collection) agency for further legal steps.

The monthly rent includes all utility bills (water, heating, electricity, etc) except Internet and GEZ. The cost of included utilities is  based on average reasonable consumption of such utilities by the tenant. In case of continuous over-spend (especially electricity) the landlord informs the tenants about it. If no improvement after 1 month is noticed, he has as right to increase the rent to cover the costs of over-spend.

Deposit can not be "used" as rent payment.

The standard fixed rental period is 12 months. 

Rentals for shorter duration are not possible, sorry. Please do not send requests for shorter stays.

"First" rental contract has a fixed duration of 12 months. Fixed duration is serving the gol to build comfortable living  communitites 

You are expected to leave the property in the same condition in which it was found and documented on-move-in date. Reasonable charges will be deducted from your deposit to recover costs for cleaning and repairing an damage caused during your occupation and departure.
